Terms & Conditions

Our General Terms and Conditions are designed to ensure clarity, transparency, and a smooth experience for all guests. They outline important information regarding reservations, payments, property use, staff services, and guest responsibilities, helping to set clear expectations before and during your stay. By clearly defining these terms, we aim to protect both our guests and our partners while maintaining the highest standards of comfort, safety, and service.

By confirming a reservation, guests acknowledge and agree to these Terms and Conditions, which form a binding agreement between all parties involved. We strongly encourage guests to review them carefully prior to booking, as they are intended to promote fairness, prevent misunderstandings, and support a respectful and enjoyable stay. Our goal is to create a seamless experience where guests can relax with confidence, knowing that all aspects of their stay are governed by clear and professional guidelines.

Staff Schedule and Overtime

The agreed staff working schedule is from 8:00 a.m. to 4:30 p.m.
If the Guest requires any staff member to work overnight, the Guest agrees to pay USD 30 per staff member per day for transportation, payable in cash directly to the staff member. In addition, the Guest agrees to pay USD 25 per staff member per day for overtime work.

Arrival and Departure

  • Check-in: 3:00 p.m.

  • Check-out: 12:00 p.m.

Any early check-in or late check-out must be agreed in advance and approved by the broker.

Payments

A reservation requires a 50% deposit of the total rental amount within 72 hours of receipt of the rental agreement to be confirmed.
The remaining 50% balance must be paid no later than 30 days prior to the arrival date.

The owner will hold the requested dates for two (2) business days after receipt of the agreement.

For reservations made less than 30 days before arrival, 100% of the rental amount is required within two (2) days to confirm the booking.

Currency and Fees

All payments must be made in United States Dollars (USD) by bank transfer directly to the owner or broker’s account.
The rental rate is fully inclusive and covers all standard operating costs unless otherwise stated.

Cancellation and Refund Policy

Guests are encouraged to carefully review their travel plans before booking. Once a reservation is confirmed, it is subject to the applicable cancellation policy.

End-of-Year Holiday Reservations

For reservations during the end-of-year holiday period (December 17, 2025 to January 6, 2026), the following policy applies:

  1. No Refunds: No refunds will be issued under any circumstances, including cancellations, changes, or early departures.

  2. Rescheduling: In the event of cancellation, all funds paid will be retained by the owner; however, the Guest may reschedule their stay within one (1) year of the original reservation date, subject to availability.

  3. Rescheduling Requests: Requests must be made at least 60 days prior to the original check-in date.

  4. No Exceptions: This policy is strictly enforced with no exceptions. Guests are strongly advised to obtain travel insurance.

  5. Acknowledgment: By completing the reservation, the Guest confirms they have read, understood, and accepted this policy.

Responsibilities of the Owner

The owner agrees to:

  • Maintain the property in good condition and ensure all amenities are safe and functional

  • Provide a thoroughly cleaned and sanitized property prior to arrival

  • Provide accurate property information and reasonable guest support during the stay

  • Comply with all applicable local laws and regulations

  • Respect guest privacy and not enter the property without prior notice, except in emergencies

The owner is not responsible for personal accidents, injuries, losses, or thefts occurring during the Guest’s stay.

Responsibilities of the Guest

 

  • Smoking is strictly prohibited inside bedrooms, bathrooms, and covered terraces. Smoking is permitted outdoors only, provided no damage occurs.

  • Parties, bachelor parties, and any illegal, immoral, or disruptive activities are strictly prohibited.

  • Guests must comply with all rules established by Costasur Dominicana.

  • Any breach of these rules may result in immediate termination of the rental agreement and financial liability for damages.

  • Use of the pool and jacuzzi is entirely at the Guest’s own risk.

  • Glass bottles or cups are strictly prohibited in pool and jacuzzi areas.

 

Responsibilities of the Broker

The broker’s responsibilities are limited to administrative and contractual services, including:

  • Preparation and management of rental agreements

  • Collection and processing of payments

  • Acting as an intermediary between the owner and the Guest

The broker is not responsible for property maintenance, on-site management, guest behavior, or dispute resolution and disclaims all liability related to the property itself.

Special Events

Any private gathering, celebration, dinner, or party involving 15 or more people requires prior written authorization from the owner and/or agency. Approval is granted at the sole discretion of the owner.

Damage and Security Deposit

A USD 2,000 security deposit is required and must be paid together with the total rental amount.

  • The Guest is responsible for any damage to the property during their stay.

  • Documented damage costs may be deducted from the security deposit.

  • The deposit will be refunded within five (5) days after check-out, subject to inspection.

  • An itemized list of damages, if any, will be provided in writing.

The owner may conduct property inspections with at least 24 hours’ notice and with the Guest’s agreement. A joint inspection will be carried out at check-out.

No Animals

Animals are not permitted on the property without prior written authorization from the owner.

Additional Charges

  • USD 30 per adult per day

  • USD 15 per child (ages 4–12) per day

These fees grant access to amenities and services during the stay.

Confidentiality

Both parties agree to keep confidential all information related to this agreement, including commercial terms, reservation details, and any non-public information exchanged.

Governing Law and General Provisions

These Terms constitute the entire agreement between the parties and supersede all prior agreements or representations.
Any modification must be made in writing and signed by both parties.

This agreement is governed by the laws of the Dominican Republic, and any disputes shall be submitted to the courts of the Dominican Republic.
